Tenant responsible for electricity, gas, water and trash service.  $800/month with $800 deposit on a 1 year lease.  Renters insurance and liability policy is required with a minimum coverage amount of $100,000. This can be paid monthly through landlord when lease is signed in the amount of $20/month or a third party policy can be purchased and provided to landlord prior to move in.  Property cannot be held without the deposit. Deposit will hold a property for up to 2 weeks then rent must start. Deposit can be paid in person with a money order or electronically via Venmo, Zelle or CashApp.  If application is not approved, deposit is refundable.  Tenant(s) must pass a background check. Approval is not based on credit score.
